Should I Sell My HDB Now or Wait?
Timing a HDB sale is less about predicting the market and more about understanding your own numbers, lease position and next move.

Most homeowners ask this question hoping for a market forecast. A more useful starting point is your own position.
Start with what you own Look at your remaining lease, your outstanding loan, your CPF principal and accrued interest, and what similar units in your block have recently transacted for. Those four numbers decide most of the outcome.
Ask what the sale is for Selling to upgrade, to right-size or to unlock cash are three different plans with different timelines. A sale without a defined next step often creates avoidable pressure later.
Consider the lease Lease decay affects financing and buyer pool as a flat ages. If your flat is approaching the point where buyers face CPF or loan restrictions, waiting has a cost of its own.
Then look at timing Once your numbers are clear, timing becomes a smaller decision — you are choosing between a few months, not guessing at a cycle.
